Keep it simple and consistent. Change your filter on schedule, keep two feet of clearance around the outdoor unit, and leave vents open in unused rooms. Book maintenance twice a year. On the coast, add one more habit: rinse the outdoor coil with fresh water every few months. Salt in the air settles on the fins and eats through them far faster than it does inland. Five minutes with a garden hose can add years to a condenser.
Twice a year is the standard we recommend. Spring for the cooling side, fall for the heating side. Coastal properties benefit from that cadence even more than inland homes because salt air accelerates corrosion. A few quick checks can save you a service visit: thermostat set to “cool” and below room temperature; a clean air filter; both indoor and outdoor breakers; the outdoor unit clear of pine straw and leaves; and the condensate drain (a full pan will shut many systems down). For a standard one-inch pleated filter, every 30 to 60 days. Stretch to 90 days only if the house is empty most of the time. Pets, allergies, or hard summer use — check it monthly. Thicker media filters (four to five inches) run six to twelve months but still need checking. A restricted filter is the single most common cause of the “my AC is not cooling” calls we take.
Two professional maintenance visits a year is the right target, and it is what manufacturers require to keep warranties valid. A visit is more thorough than a filter change: we check refrigerant charge, clean coils, test capacitors and contactors, verify amp draw, flush the condensate line, and inspect ductwork and electrical connections.
Start with the basics: a clean filter, a clear outdoor unit, and a steady thermostat schedule. Close blinds on west-facing windows in the afternoon, run ceiling fans counter-clockwise, and make sure attic insulation is intact. If one room never keeps up with the rest of the house, that is usually a duct problem worth having looked at.
Humidity control comes first on the Gulf Coast. An oversized system cools quickly without running long enough to pull moisture out, leaving the house clammy. A properly sized system, a whole-home dehumidifier, or a variable-speed air handler all help. Beyond that, a higher-MERV media filter, UV treatment at the coil, and sealing duct leaks all measurably improve what you are breathing.
